On rockstargames.com five GTA Online jobs carry the Heists label: Original Heists, Doomsday, Diamond Casino, Cayo Perico and Kortz Center (2026). Hosting the original ones takes rank 12 and a high-end apartment; without them you can join another player's crew.
Rockstar files The Cluckin' Bell Farm Raid under Contact Missions, not Heists, and The Contract and Oscar Guzman Flies Again are separate updates; all three get their own section below. Every heist in this guide links to its page on rockstargames.com, checked October 18, 2026.

Rockstar's checklists for the later heists don't mention an apartment. Each one needs its own property: a Facility for Doomsday, an Arcade for the casino job, the Kosatka submarine for Cayo Perico and the Mansion's Art Studio for the Kortz Center. Lester Crest appears in three of the five: he calls about the Original Heists, the casino list opens with meeting him, and in Doomsday you meet him after setting up a Facility.
The release dates also give you the order if you want to play them as they came out. The 2015 bonuses below reward playing the Original Heists in order, setups included.
How to start your first heist, join without an apartment, replay
To host the Original Heists, Rockstar Support says your character "must be Rank 12 and own a high-end apartment". Rockstar's 2015 Newswire post adds three details: the apartment needs a planning board, the Heist Leader pays all setup costs up front and sets each crew member's cut, and "Heist progress is only saved for the Heist Leader". Pick a leader you trust.
Once you meet both conditions, Lester calls to set up your first heist, which on Rockstar's checklist is the Fleeca Job. After your first setup mission there is a brief wait before he calls about the next part, and another short wait between your first heist and his call about the next one.
Without the rank or the apartment you can still play. Accept an invite, or open the Quick Job menu on your phone and select "Play Heist" to join a crew. The Kortz Center Heist works the same way with the Mansion: Rockstar says you can join a crew "without owning a Mansion", but hosting needs the Art Studio.

Solo or with a crew
Rockstar confirms solo play for two of the five heists. Cayo Perico is "the first Heist that is playable completely solo from start to finish", per the December 15, 2020 launch post, and takes up to three other players. For the Kortz Center Heist, Rockstar writes that "Assembling a team is entirely optional", with a catch: teaming up opens "a Secondary Target room beyond the reach of solo thieves", and "more duffels will increase your maximum take".
The Doomsday Heist is a crew job. Rockstar's 2017 post says "crews of 2-4 players" work together on every mission, and its Criminal Mastermind challenges come in versions for teams of 2, 3 or 4, so you and one friend are enough. For the Original Heists and the Diamond Casino Heist, the pages we opened give no player count. Rockstar describes the original ones as crew jobs where members get different roles at different stages.
Two jobs outside the Heists section work solo too. The Cluckin' Bell Farm Raid is "playable completely solo from start to finish, or with up to three other players", and Rockstar introduced The Contract as "an all-new adventure for solo players and groups". Both are covered below.

Payouts: what Rockstar actually publishes
Rockstar's heist pages and the launch posts we opened don't say how much any heist pays. The only GTA$ figures in them are one-off bonuses, discounts and promotions, never a payout per heist. The payout table in the top Google result we checked gives no Rockstar source, so we don't reprint such figures.
What Rockstar did publish is a set of one-off bonuses for the Original Heists, in a March 6, 2015 Newswire post. These figures are per Rockstar (2015):

Rockstar says the special completion bonuses "can only be achieved once per person", and they show up as awards under Stats > Awards in the Pause Menu. Elite Challenges can be completed again. The Doomsday Heist brought its own Elite Challenges and Criminal Mastermind challenges in 2017, again without amounts in the launch post.
For the Kortz Center, Rockstar describes what raises the take, not how big it is. Secondary Targets "fatten up your final take", and art known to be stolen "won't command as high of a price", so stealth pays. Owning a Bunker adds Special Ammo and upgrades to the Mk II weapon from the Mansion Armory, while an Agency, the Darnell Bros. Garment Factory or a Terrorbyte gives you more time to steal the Primary Target painting in the vault. The July 14, 2026 post listed GTA+ discounts of GTA$2,000,000 on a Mansion and GTA$1,000,000 on the Art Studio, but no base prices.
The July 2026 change: first take each week
On July 14, 2026, with the Kortz Center launch, Rockstar changed how repeat runs pay. In Rockstar's words: "we're adding a weekly bonus for the first Primary Target sold after completing The Kortz Center Heist each week. Subsequent playthroughs will saturate the market and lead to buyer fatigue along with decreased payouts".
The rule is not limited to the new heist: "This same principle also now applies to other Heists and updates like The Contract, The Cluckin' Bell Farm Raid, and Oscar Guzman Flies Again". The post gives neither the size of the weekly bonus nor a full list of affected heists, so any multiplier you read elsewhere is someone's estimate.
In practice, play each heist once a week for the bonus, then move on, which is what Rockstar suggests too ("shake up your routine"). In the Kortz Center the first sale of the week is the one that counts. After that you can keep the painting instead: Rockstar lets you display the Primary Target inside your Mansion.
Heist-like jobs Rockstar files elsewhere
Three updates play like heists but sit outside Rockstar's Heists section. The July 2026 payout rule names all three.

The Cluckin' Bell Farm Raid starts with a phone call from Vincent. Rockstar's Getting Started list then has you bankroll the operation by stealing laundered money and choose your approach and loadout. In The Contract you join Franklin Clinton's agency, F. Clinton & Partner, and help Dr. Dre. Oscar Guzman Flies Again added a new branch to the arms trafficking business at the McKenzie Field Hangar in Grapeseed.
What usually goes wrong
Lester never calls. Symptom: rank 12, and still no heist. Cause: hosting needs both rank 12 and a high-end apartment, so a cheaper apartment doesn't count. Fix: buy a High-End or Custom Apartment, and in the meantime join other crews through Quick Job and "Play Heist".
Your progress vanished after playing as crew. Symptom: you finished setups with friends, but your own planning board is empty. Cause: Rockstar's 2015 post says "Heist progress is only saved for the Heist Leader". Fix: agree on one leader for the whole heist.
The second run paid less. Symptom: the same heist pays less later in the week. Cause: since July 14, 2026 the weekly bonus goes to the first Primary Target sold each week, and Rockstar applies the principle to other heists too. Fix: rotate heists; in the Kortz Center, sell the first painting of the week and think about keeping later ones.
Solo in the Kortz Center, smaller take. Symptom: one room stays out of reach, and a single duffel caps what you carry out. Cause: Rockstar puts a Secondary Target room "beyond the reach of solo thieves", and more duffels raise the maximum take. Fix: bring at least one more player when you go for the bigger haul.
Friends can't join your heist on PC. Symptom: invites never arrive. Cause: Rockstar keeps GTA V Enhanced and Legacy players in separate sessions. Fix: everyone plays the same version; our Enhanced vs Legacy guide explains the split.
